The client had a single lot that was 50-feet wide by 100-feet deep. An existing house in good condition stood on a portion of the lot, and the rest was vacant. The client wanted to subdivide the lot into two lots so that he could build a new house on the vacant portion. On doing the initial survey, we discovered that the existing house was approximately 26-feet wide, which presented a problem because the planning code called for a minimum 25-feet lot frontage and lot size of 2,500 square feet. By putting several angle points in the new property line, we were able to meet the planning requirements and subdivide the lot without any modifications to the existing house.
